When to do it
The best window in north India is April to early June, when the slab is dry and days are warm. Waterproofing needs a dry surface and several dry days for coats to cure. Once the rains start, you can only do emergency patching. Plan the job with a few spare days, and keep the roof free for at least a week after finishing.
Step 1: inspect and fix the base
- Check the slope. A terrace needs a fall of about 1 in 100 toward the drain points. Flat or reversed patches collect water.
- Clear old loose plaster, moss, dust and oil. Remove failed old coats and weak screed.
- Open hairline cracks into a small V groove and fill with polymer modified mortar or a crack filler.
- Check the drain outlets and make sure each one is clean and sits slightly lower than the surrounding surface.
Step 2: treat the weak joints
Most terrace leaks start at junctions, not in the middle of the slab. Round off the corner where the roof meets the parapet wall with a cove of polymer modified mortar, about 75 mm each way. Treat pipe penetrations, drain mouths and expansion joints with flexible sealant or a mesh reinforced coat. This one step prevents more leaks than any extra coat.
Common product types
Brands like Dr. Fixit, Asian Paints, Birla and UltraTech make products in these generic families. Ask us which suits your roof.
| Type | How it works | Good for |
|---|---|---|
| Polymer modified cementitious coating | Brush applied two coat layer, cement based, can be mesh reinforced | Terraces, bathrooms, tanks |
| Acrylic elastomeric coating | Flexible paint-like coat that bridges small cracks | Exposed terraces with some movement |
| SBR latex in cement slurry or mortar | Latex admixture improves bond and reduces water entry | Bonding coat, repairs, cove, screed |
| Integral waterproofing compound | Mixed into concrete or screed at the time of casting | New slabs, screed, plaster |
| Bituminous or APP membrane | Rolled or torched sheet over primed slab | Large flat roofs, covered by screed or tiles |
Step 3: apply and cure
- Dampen the slab surface lightly if the maker says so, then apply the first coat with a brush or roller.
- Apply the second coat crosswise (at right angles) after the first is touch dry. Follow the pack for coverage and waiting time.
- Take the coating up the parapet by at least 150 mm, and finish with a plaster or chips finish as recommended.
- Cure with light water spray if the product needs it, and keep foot traffic off until fully cured.
Step 4: do the ponding test
After curing, block the drains and fill the terrace with 25 to 50 mm of water. Mark the level and leave it for 48 to 72 hours. Check the ceiling below for damp patches and look for a drop in water level. If it holds, you are ready for the rains. If a patch appears, repair that spot before the monsoon.
Mistakes that bring the leak back
- Coating over damp or dusty concrete: the coat will peel.
- Skipping the parapet cove and joints.
- Applying too thin: use the full coverage rate on the pack, not a diluted coat.
- Cheaper unbranded chemical with no data sheet. Ask for the technical sheet and coverage details.
- Walking or dragging furniture on the roof before cure.
Frequently asked questions
- When should I waterproof my terrace?
- Before the monsoon, from April to early June, when the slab is dry and there are several dry days for coats to cure.
- Which waterproofing product is best for a terrace?
- A polymer modified cementitious coating or an acrylic elastomeric coat is common for exposed terraces. The right pick depends on cracks, movement and finish. Tell us your roof and we will suggest.
- How much waterproofing do I need per sq ft?
- It depends on the product and the number of coats. Check the coverage rate on the data sheet and add extra for the parapet and joints.
- How long does terrace waterproofing last?
- A well applied coating commonly lasts 5 to 10 years depending on the type, the exposure and how well the base was prepared. Always check the maker's warranty.
